Turn-Key Properties LLC Maintenance Procedures:

Turn-Key will always strive to address you maintenance needs in a timely manner. We respond to calls on a priority basis. Your kitchen faucet dripping is not as important as a furnace that does not work in cold weather.

While our staff may respond to some calls we also have a list of preferred contractors for many issues.

Fire: Call 911 and then call us.

Flood: If the water is coming from your plumbing, try to locate the shut off for that particular fixture or the main shut off for the property and stop the water before you call.

Burglary and Break-In: Call 911, if you are the victim of a crime Turn-Key Properties LLC is not who you need to call. We may secure your home after you make a police report. You are responsible for all damages to the property you lease, however a police report may lessen some of your responsibility.

Heat and Air Conditioning: Depending on the temperature we may consider this an emergency or a matter of common maintenance. We do use a contractor for most HVAC items.

If you have no heat, please do not use your oven to heat your house. This is not a safe alternative to heat and can cause fire or carbon monoxide poisoning. If you choose to use this method you will be responsible for any damage caused by this action. With electric ovens the extended use will cause the element to burn out.

You should purchase and use electrical space heaters until the heat is restored. Turn-Key does keep some in-stock and may be able to provide them if they are available.

If you have no A/C, please open widows and use fans. In times of extreme heat we get multiple calls. Depending on the temperature and the work load of our staff and contractors you may need to seek shelter temporarily if your health is at risk. You may also find relief by bathing in cool water periodically until we can get the issue resolved.

While we do manage hundreds of properties Turn-Key Properties LLC does not own any of the properties we service. We may be required to get permission from the owner of your particular property before being able to address you maintenance issues.
